Bookings

To validate a booking, guests must provide proof of payment, where applicable, together with the following information:
Full name

Date of birth

Identity card or passport number

CPF (Brazilian Individual Taxpayer Registry number)

Address / District / City / Postcode

Telephone number

Email address

Expected arrival time at the property / flight number, if travelling by air

Expected departure time from the property

Names of any additional guests

Payment, Bookings, Rental and Security Deposit

A booking confirmation deposit may be required to reserve one of our properties, in accordance with the conditions presented at the time of booking.

Payment methods, amounts, deadlines, fees and any other applicable conditions will be provided during the booking process.

Where applicable, payment of the remaining rental balance, cleaning fee and security deposit must be made in accordance with the conditions stated in the booking.

Where a security deposit is required, its amount and payment method will be specified according to the property and booking conditions.

In order for us to identify and allocate your payment correctly, confirmation of a bank transfer may be requested by email.

A booking will be confirmed once the bookings department of Arco Empreendimentos Imobiliários LTDA sends a confirmation email.

If, for any reason beyond our management's control, the booked property becomes unavailable, guests will be offered the choice of a similar property or a full refund of the amounts paid.

Check-in

Check-in time: as stated on the accommodation page and in the booking confirmation.

Guests must inform us of their expected arrival time and provide a contact telephone number. Without this information, check-in may not be possible.

Specific arrival and property access instructions will be provided according to the accommodation booked.

Requests for early check-in or check-in outside the stated times are subject to availability and the conditions applicable to each accommodation and booking.

Check-out

Check-out time: as stated on the accommodation page and in the booking confirmation.

Specific check-out instructions, including key return, property inspection and the return of any security deposit, where applicable, will be provided according to the accommodation booked.

Requests for late check-out are subject to availability and the conditions applicable to each accommodation and booking.

Booking Cancellations and Amendments

Cancellation, refund, no-show and booking amendment conditions will be those stated at the time of booking and in the relevant booking confirmation.

Changes to booking dates are subject to availability and written confirmation from Arco Empreendimentos Imobiliários LTDA.

Arco Empreendimentos Imobiliários LTDA may terminate the rental agreement in the event of a breach of the booking conditions or the specific rules of the accommodation, including exceeding the maximum permitted number of occupants, disturbing neighbours, breaching rules applicable to the property, use of illegal drugs, bringing pets without authorisation where such authorisation is required, or failure to pay amounts due.

Events, pets and other specific conditions are subject to the rules stated on the page of each accommodation and in the relevant booking.

Where the booked property provides internet access, television or other services supplied by third parties, Arco Empreendimentos Imobiliários LTDA accepts no responsibility for interruptions or connectivity issues caused by those providers and beyond its control.

Responsibilities and Obligations of Our Guests

Guests are responsible for the booked property and for the items provided during their stay. This responsibility also applies to other guests and visitors under their responsibility.

The guest, all other occupants and their visitors must comply with the specific rules of the accommodation and, where applicable, the regulations of the location in which the property is situated.

Any damage, fines or costs resulting from failure to comply with these rules may be the responsibility of the guest, in accordance with the conditions applicable to the booking.

Visitors

Rules regarding visitors may vary depending on the accommodation.

Guests should check the conditions applicable to the property booked and, where necessary, contact Arpoador Collection in advance.

Any charges for electricity, gas or other services will be subject to the conditions stated on the accommodation page, during the booking process or in the corresponding rental agreement.

Jurisdiction

The contracting parties agree to the jurisdiction of the courts of Tutóia, Maranhão, Brazil, subject to applicable law.
